Commercial Roofing Materials

Apartments: Our roofing material choices depend on the specific needs of the project, with a mix of 40% shingles, 40% PVC, 19% a combination of both, and 1% other materials.

Offices/Malls: Here, 90% of our roofing work involves PVC due to its durability and low maintenance.

Small Restaurants or Stand-alone Buildings: These projects often involve 70% metal, 20% PVC or a combination of PVC and metal, and 10% shingles and other materials.

Our Warranties

Shingles: We offer a 30 to 50-year warranty on our shingle roofs, although we note that any shingles may show signs of aging after 25 years.

PVC: We provide a 30-year warranty on PVC roofing.

TPO: Our TPO roofs come with a 10-15 year warranty.

Metal: Metal roof warranties range from 20 to 50 years depending on the quality of paint and gauge.

Roofing Packages


Choosing a roofing package can be a daunting task. To simplify the process, we offer two (or three if preferred) tiers for shingles. More information on our package system will be coming soon! Our Roofing Packages

At United Seattle, we offer a range of roofing packages tailored to different budgets and needs. We understand that every project is unique, and our variety of tiers ensures you'll find a solution that suits you perfectly.

Tier 1: Not Recommended

Due to minimal price difference from next tier and subpar material quality. Roofing Components in Tier 1:


  • IKO Cambridge shingles
  • Unbranded synthetic underlayment
  • Plastic vents (no ridge vent)
  • Starter flashing/drip edge (required by code)
  • No peel-and-stick material (ice/water barrier)
  • Warranty: Material warranty: 15 years (basic), 25 years (extended)
  • Labor warranty: 10 years
  • Ranch house

  • Silicon roof coating installation

Tier 2: Standard Package

This is our most popular tier, offering an excellent balance of cost and quality.

  • Shingles: Owens Corning Duration
  • Underlayment: Owens Corning PRO-ARMOR Synthetic
  • Vent System: Owens Corning Ridge Vent system
  • Flashing: Starter flashing/drip edge (required by code)
  • Water Barrier: Owens Corning peel-and-stick material (around the house perimeter and valleys)
  • Warranty: 30 years for materials, 15 years for labor (extendable up to 50 years)


Tier 3: Presidential Package

An upgrade from our standard package, featuring premium shingles for a distinguished look.


  • Shingles: Owens Corning Woodmoore or Woodcrest. Explore here
  • Underlayment: Owens Corning PRO-ARMOR Synthetic
  • Vent System: Owens Corning Ridge Vent system
  • Flashing: Starter flashing/drip edge (required by code)

  • Warranty: 50 years
  • Ranch house

  • Water Barrier: CertainTeed peel-and-stick material (around the house perimeter and valleys)
  • Warranty: 50 years

PVC Package

Our PVC roofing package is a great option for low slope roofs.


  • Roofing: PVC Flex 60 mil, robot-welded on the job site
  • Insulation: 1/2" R-Max PolyISO overboard with R-2.5 rating by default

How to Choose Your Package

01. Pitch of the Roof:

The pitch of your roof plays a major role in determining the type of roofing suitable for your house. Here's a quick guide:

  • PVC: Suitable for roofs with a pitch between 0.5/12 and 3/12
  • Shingles: Suitable for roofs with a pitch from 3/12 to any
  • Metal: Fits all pitches, but it is a more expensive option

02. Budget:

The price varies significantly between the tiers. Tier 3 "Presidential" packages are around 50% more expensive than the Tier 2 package, while metal roofs can be twice as expensive as a Tier 3 shingle roof.
